Selling off plan: why CGI accuracy matters

When buyers reserve off plan, the CGIs are the product. Why accuracy matters, what to check, and how a coherent package builds trust.
Selling off plan: why CGI accuracy matters

Selling off plan has always relied on trust. Buyers are asked to reserve, and often exchange, on homes they can only picture. Floor plans and specifications help, but for most people the CGIs are what they remember and what they compare against when they finally get the keys.

That puts a lot of weight on the images. A CGI that flatters the scheme might help a first viewing, but if the finished street looks noticeably different, it can cause problems later, from awkward conversations at handover to buyers who feel misled.

Accuracy is part of the brief

On Dalton Park near Thirsk, Yorkshire Homes were selling 21 homes off plan in open countryside. Accuracy was a priority for the client from the start. Every plot, boundary and material had to match what would actually be built, so buyers could rely on what they were seeing.

In practice, that means working from the latest drawings and checking details that are easy to gloss over:

  • Brick, roof tile and window colours matching the approved materials schedule
  • Boundary treatments, such as walls, fences and hedges, in the right places
  • Parking, driveways and garages shown as planned
  • Landscaping that reflects the scheme rather than a generic planting plan
  • Plot positions and orientation that line up with the site plan

Coherence builds confidence

Accuracy is one half of it. The other half is making sure everything a buyer sees tells the same story. For Manor Croft in Crigglestone, Richert Homes needed to sell nine homes off plan, so the package had to feel coherent, high quality and trustworthy. Site CGIs, house type views, sales plans and a virtual tour were all produced together, so the same homes look the same wherever a buyer comes across them.

When the aerial view, the street scene, the sales plan and the brochure all match, buyers stop questioning the details and start imagining themselves living there.

Help buyers understand the whole site

Individual house CGIs show what a home looks like. They do not always show how the development fits together. Aerial CGIs, site plans and virtual tours fill that gap, letting buyers see where their plot sits, what it looks onto and how it connects to green space and the wider village.

On Manor Croft, the virtual tour was central to the package for exactly this reason. It helps people understand the project immediately, rather than piecing it together from separate images.

A quick checklist before you launch

  • Are the CGIs based on the latest approved drawings?
  • Have any design changes since planning been reflected?
  • Do the site plan, CGIs and brochure all show the same layout?
  • Are interior CGIs clearly representative of the specification being offered?
  • Is there a suitable disclaimer noting that images are indicative?

Off-plan marketing works best when buyers never have a reason to doubt what they are looking at. You can see more of our work on property CGIs and our sales plans, brochures and hoarding.
